<p>Your packages arrived right on time and could not have been planned better. I will try and take some pictures to send you when I get back. The cards brought laughter and tears to the soldiers eyes, especially those that had kids the same age as those who sent the cards. Your niece send me a beautiful letter and I would love to come and visit her school and thank them. The soldiers carry a lot of the candy when they had to go outside the wire and go on missions. As you can imagine I cannot get pictures of this. When they get outside a city they dismount from there combat vehicles and start on foot patrol. The guys all grab a handful and when the kids in the village run up to them they pass out the candy. I have done this myself on missions and you cannot imagine the looks on the kids faces and the smiles and hugs we experience.</p>
<p>The poster that was sent that had the kids handprints were totally awesome. I hung it in the office and the guys go by and touch it every time they go out. They say it brings luck. They did it once last night and once this morning and they all got back safe. I will say it works! I have soldiers from all walks of life and from ages 18 to 55. These cards and snacks brought so much joy and laughter and that is one thing that we could use more of over here. I really do not know how to put into words the joy that was brought to my troops by the cards. Snacks are good and come in handy but the cards are what brings so much pleasure to the guys. Let everyone know that the cards are hanging in all types of military vehicles throughout Afghanistan. In my job I have to send combat vehicles to other locations throughout Afghanistan. When a vehicles leaves here I had told my people that to put a couple of cards and some candy in each vehicle. This morning at 0500 I sent out 12 vehicles and all had a part of the kids art work and cards in them.</p>
<p>I am leaving tomorrow because my tour is up. I have left instructions to my soldiers on how I want the rest given out. I just want you to let all those involved know how they have really made a difference in the morale over here. Again “thanks” is not enough. You have really become a great friend in such a short amount of time. Thank all those involved form the bottom of my heart.</p>

			<content:encoded><![CDATA[<p>The size of your database, the quality of your marketing to that database and the consistency by which you market that database. This alone you can control and this ALONE determines your success in sales. Either you are adding to your database or you are not. Either you are marketing to them with quality marketing or you are not. Either you are consistently marketing to them or you are not. These things you can control-these things will determine your destiny.</p>
<p>When the market is booming, any idiot can make money, but that person must ask themselves the key question, “how is my database”. These low rates have allowed people who did not quit, people who have made it through, to do good business but if all you are doing is taking advantage of the deals coming to you, if you are not growing and marketing to your database, you are just delaying the inevitable. You are dying on the vine and do not even realize it. Temporary success is blinding you to the truth. Whether your business is booming right now or not, you need to ask this simple question, “How is my database?” Have you grown it, when was the last time you marketed to it, are you consistent. If not, get BUSY now-even if the money is good right now- market hard. Because the only thing sure is that tough times will hit again. We are in post boom America, it is foolish to assume that the market will grow strong and stay strong for years to come. Uncertainty, mediocre GDP growth, mediocre job growth, declining asset values are the facts of the new America. They are what they are-face the facts and live and plan accordingly!!!!!</p>
<p>The Government, burdened by a debt they cannot possibly repay, cannot help you. And besides, when you look outside yourself for help in things you cannot control like the government or the economy, you give power over your happiness to the rise and fall of those things. This is lunacy. Control what you can control, your database, assume nothing from the things you cannot control. Make your plans for next year based on the things you can control. You can control your database and your marketing, you can control your efforts. You cannot control the government or the economy. Assume the worst from them and you won’t be disappointed. You can control what you can control, forget about the rest. Build your database today and reap rewards for years to come.</p>

<p>P.s. Remember, as you plan out your year, look truthfully at the activities that you are doing now. Ask yourself the question that MUST be asked-“How is my database?” Then put plans in place to grow that database, market more consistently to that database, and market with better marketing to that database. Do that, and you WILL grow a dynamic business. Your time is now, seize the day!</p>

			<content:encoded><![CDATA[<p><strong>Big Time Changes in Appraisal Standards Begin Sept 1 2011:</strong></p>
<p>Appraisals continue to be the knothole in a lot of real estate transactions. If you’ve ever had one come in low, then you know how frustrating it can be to look at the comparable sales and try to make sense of how the appraiser came up with <em>that </em>value. Underwriters and Investors struggle to make sense of the Hodge podge of commentary and adjustments on appraisals as well.</p>
<p>In an attempt to provide consistency and accuracy to the appraisal process, Fanniemae and Freddiemac have implemented <strong>UMDP(Uniform Mortgage Data Program</strong>) and ready or not, it rolls out on all appraisals completed on or after September 1. FHA has issued guidance that they will follow suit shortly thereafter.</p>
<p>So what does this mean to the rest of us?</p>
<p>The MLS is the most common source appraisers use for their information gathering on comparable sales and currently, it MAY OR MAY NOT provide all of the data they will be required to report. Therefore, they will have to call you to get it if you’re the listing agent. This will slow things down a bit and your timely response, if you’re the listing agent, will be very important to getting appraisals completed on a timely basis.</p>
<p>Here are some of the significant data changes:</p>
<p><strong>Days On the Market: </strong>Days on market (DOM) is now defined as the total number of continuous days. DOM is required for the subject and the comparables. So, even if it is taken off the market for a short while and then relisted, the appraiser will have to count all of the days it has been listed.</p>
<p><strong>Offering Price</strong>: The original offering price and history of all price changes must be reported.</p>
<p><strong>Sale Type</strong>: Sale type must now be reported and the allowable choices are:</p>
<p>1. REO sale</p>
<p>2. Short sale</p>
<p>3. Court ordered sale</p>
<p>4. Estate sale</p>
<p>5. Relocation sale</p>
<p>6. Non-arms length sale</p>
<p>7. Arms length sale</p>
<p>The appraiser will have to start at 1 and choose the most applicable choice in<br />
order from 1-7.</p>
<p><strong>Financial Assistance</strong>: All financial assistance must be reported. Financial assistance is now defined as: &quot;Financial assistance or concessions paid by any party on behalf of the borrower include both monetary and non-monetary items, including below-market-rate mortgage financing, gifts of personal property, payment of property taxes and/or HOA dues for a period of time, etc.&quot;</p>
<p><strong>Site Area</strong>: Sites and parcels with less than one acre must be reported in square footage. Sites over 1 acre are reported in acres.</p>
<p><strong>Property View</strong>: A view rating and view factor must be assigned to all sites. The allowed rating choices are: Neutral, Beneficial or Adverse. There are 12 established view factors which include water view, golf course view, industrial view, power lines, etc.</p>
<p><strong>Property Style</strong>: Appraisers must use appropriate architectural design type indicators such as &quot;Ranch&quot;, &quot;Colonial&quot;, &quot;Rambler&quot;, &quot;Farmhouse&quot;, etc. Descriptions such as 1 story, 1 1/2 story and 2 stories are no longer acceptable.</p>
<p><strong>Condition of the subject property</strong>: An overall condition rating must be assigned from the predefined condition categories provided. The appraiser must also report any &quot;material work&quot; done to the kitchen and bathrooms in the last 15 years. The work must be categorized as &quot;not updated&quot;, &quot;updated&quot; or &quot;renovated&quot;. Specific definitions are provided for each of these terms. The time frames of all &quot;material work&quot; done must be provided in the following intervals: less than one year, one to five years, six to ten years, eleven to fifteen years, or timeframe unknown.</p>
<p>The standardized &quot;Not Updated&quot;, &quot;Updated&quot; and &quot;Remodeled&quot; definitions as well as the condition ratings will be used to describe the condition of the property.</p>
<p><strong>Page 2 of the appraisal: </strong></p>
<p><strong>Sale Date of Comps</strong>: The appraiser must now report the contract date as well as the closing date of all comps.</p>
<p><strong>Quality of Construction</strong>: <strong>This is one of the most significant changes being made! </strong> The appraiser must report a quality of construction rating of the subject and all comps from a list of 6 predefined quality levels. <p><strong>Basement and Finished Rooms Below Grade</strong>: The total square footage of below grade improvements (unfinished basement) must be reported. The finished square footage below grade must be reported. Percentages are not acceptable. The access to the basement must be reported as either &quot;Walk out&quot;, &quot;Walk up&quot; or &quot;Interior only&quot;. The number and type of finished basement rooms must be reported. The allowable room types are &quot;Recreation Room&quot;, &quot;Bedroom&quot;, &quot;Bathroom&quot;, or &quot;Other&quot;.</p>
<p><strong>AMC Reporting</strong>: The appraiser is now required to report the name of the Appraisal</p>
<p>Management Company involved in the assignment.</p>
<p><strong>On a final note:</strong>Despite all of these changes, nothing takes the place of the Underwriter’s review in the process. It is ultimately the underwriter who is held responsible for insuring that the appraisal is acceptable and supports the value. There is a process that takes place once the appraisal is in that tests the appraiser’s result against an automated valuation model for QC purposes. If this process, in our operation called Fraudguard, detects that there are other, potentially closer or more recent comps, it will red flag the appraisal data and the underwriter may have to further investigate value through the use of a review appraisal or by getting additional information from the current appraiser. So, it’s never over these days until we have a firm commitment from the Underwriter.</p>

			<content:encoded><![CDATA[<p>I speak to a lot of brokers every day. I often hear them say they are “committed” to the business, but their actions say otherwise. Their actions are more like someone who can’t find anything better and is waiting for the marketplace to improve. But the market won’t get better, the market will not save your business. This is Post Boom America. You need to do the things you DON’T want to do.</p>
<p>I am not talking about going into the office, going through the motions and reacting all day long to e-mails and phone calls coming in. That is reactive, not proactive, and that will NOT give you success. Not anymore. Calling up friends and family, following up with each lead 5 times even if they have not answered your call the last 2 times, marketing aggressively for more business even though a piece of you is unsure you can even get the deal done, marketing consistently every month even though you are not sure anyone is even listening. These are the things that MUST be done in today’s Post Boom America. And you may not want to do them-<strong>I tell you the truth-I didn’t want to do them. </strong>I had always envisioned myself as a CEO and I thought I would make a difference by leading this phenomenal company with hundreds of branches-that was my destiny. But when Lehman went down and the secondary market disappeared, that vision came tumbling down. For a year, I kept fighting, sure that the market was going to turn. But finally, with no more credit lines to tap and no more savings left, I had to face reality. I had to become-GASP-a loan officer again!</p>
<p>I didn’t want to do it, I had to do it. That first year back, I was actively looking for something better but could not find anything that would pay me what I could make closing loans. But here is the key, I MADE THE CALLS I NEEDED TO MAKE. I marketed every week regardless. I got up early anyway. I did the right things-EVEN THOUGH I HATED IT, and an amazing thing happened. After a year of doing what I hated but had to do, I caught a new vision. I realized that by doing the right things, when everyone else was waiting for the market to improve to help their situation, I could become the best. And the best LO’s make tons of money. Suddenly a new reality dawned, I could grow my business to such a point that I could live on 10% and give away 90% to make a difference in the world. After a year of pounding the phones and hating it, I now loved it! My vision is in line with my gifts, and I awake each morning fired up to make a difference. Life in my business is sweet again after a couple of years of darkness.</p>
<p>So here is my challenge to you today-are you REALLY committed? Or are you just going through the motions checking e-mails every 10 minutes and reacting, and waiting, and hoping for the market to make things better. I promise you that if you do the things that successful sales people do-I mean hard core sales strategies like, GASP, calling family members asking for referrals. You know-the tough stuff. <strong>If you do it, you will succeed</strong>. I guarantee it. If not, you will have to face a long existence unhappy at work, unhappy with your finances, and you will NEVER see the market improve to save you. Even if the market does improve, the business is going to go to the proactive guy making all the calls. The business will go to guys like me. You won’t see any of it. This is Post-Boom America, this is reality. This is your wake-up call. Do the things you once did, go back to the beginning and do it EVEN IF YOU HATE IT. And soon, as your volume and income grows, new opportunities and new vision will come your way. And life can be sweet again. If not, a long slow fade to misery will be yours. Choose wisely!</p>

<p><strong>p.s. This same commitment concept goes to anything you do. Are you in a marriage that you are not happy with? Have you said you are committed to making it work but you are really just hanging on hoping it will get better? It is not enough to stay married until the kids are grown and just go through the motions reacting. It is not commitment waiting around expecting the spouse to do all the changing to make things better while you simply continue focusing on your life, reacting to the day. You actually have to put effort in-be proactive. I am talking about crazy things like-GASP- complimenting your spouse. When was the last time you gave a compliment? I know, you don’t like them right now and can’t even comprehend saying something nice. It is much easier to find all the flaws but may I suggest that their flaws are no worse than yours. You can’t have a great marriage without TWO committed partners. Guys, try to initiate conversations with your wives even if you don’t want to. Wives, initiate sex once in a while even if you don’t want to. PEOPLE, get your head out of Facebook and the TV and the alcohol and drugs and trying to escape your life, and try to compliment, build up, and FOCUS on the things you NEED to do as a husband, wife, father, mother, etc. Do these things even if you don’t want to and soon, your focus on the other person in your life will lead to appreciation, which will grow to love. WHAT YOU FOCUS ON YOU LOVE. Stop focusing on the things that don’t matter and start doing the things a good spouse should do. Soon, life will be sweet again. A great marriage can still be yours. If not, continued misery. The choice is yours, a choice to do the things you should do even if you don’t want to. Greatness or misery, the choice is yours-choose wisely.</strong></p>

			<content:encoded><![CDATA[<p>It is the midpoint of the year. Time to look at the goals you set this year and where you are and see if you are on track. Are you? Are you getting the success you were hoping for? Did you even do a game plan for this year?</p>
<p>Most people plan their year in a very happenstance fashion. They look at what they did last year, and assume they can improve it 10% or so but they have no real plan to get there. That is like throwing darts at a wall blindfolded, you are actually lucky if you hit your goals. But that is not how I plan my year. I have specific goals that usually include doubling my sales but unlike most people, I actually lay out strategies to hit those goals. These strategies do NOT depend on the marketplace. Done right, you should be able to empirically deduce your growth to a formula so that instead of HOPING you can hit your goals, you will KNOW that you will hit your goals. We are at the midpoint of the year. Are you on track to double last years’ sales? Are you on track to hit your goals at all? If not, look at areas that you can shore up that provide GUARANTEED results.</p>
<p>For example, 80% of business happens after the 5th contact. Do you follow up with every lead out to 5 times? If not, you are leaving 80% of the business on the table! That means you are only writing 20% of the business you could be writing. 			<content:encoded><![CDATA[<p><strong>Ok, I know many of you give closing gifts, which is a great idea; however, today I&#8217;m going to help you put that strategy on steroids.</p>
<p><strong>First, the question always arises </strong>� When is the best time to give a gift? The problem with a closing gift is the whole process of buying the home is almost old news.</p>
<p><strong>Buyers are most excited and spreading the good news to friends and coworkers when they first get a contract on a house. This is also true when they first list their home. You want to give them their gift, a gift they are going to tell all of their friends about, while they are still excited. </strong><br />
<strong>This is before they have grown weary of home inspection reports, re-negotiation headaches, termite reports and such. </strong></p>
<p><strong>The next question is &#8211; what do you give? You want to give a gift that not only says thank you, but is also visible to other people so that you can get referrals. So what is this perfect gift? A fruit basket or a candy bouquet sent to their office. </strong></p>
<p><strong>A pretty basket delivered to their office can&#8217;t be tucked in a drawer, but it sure draws attention and gets people asking &quot;Who&#8217;s it from?&quot; and &quot;What&#8217;s it for?&quot; </strong></p>
<p><strong>Again, don&#8217;t send small stuff that can be put away in a drawer because then you haven&#8217;t gotten the message to their co-workers. Candy bouquets, fruit baskets or even a balloon bouquet are too big to fit in a drawer, so they have to be put on top of the desk! </strong></p>
<p><strong>As people start asking questions, your name starts floating around the office. Here is the critical component to this strategy. Send the basket or bouquet to their office in the morning and then call them after lunch and say, &quot;I just wanted to make sure you got the bouquet that I sent over.&quot; Spend a few moments chit chatting with them and then be sure to ask &quot;Is there anyone else in your office looking to buy or sell their home that I could help?&quot; </strong></p>
<p><strong>Asking for referrals is the most overlooked way of getting more business and it leaves HUGE sums of money on the table. </strong></p>
<p><strong>So the only question left is, where do I get these gifts? Well I have a list of people I use and if you give me a call or shoot me a quick email, I&#8217;ll share these great sources with you! </strong><br />
<strong>You don&#8217;t have to buy anything huge or expensive, just something big enough to attract the attention of their co-workers and that won&#8217;t fit in a drawer. </strong></p>
<p><strong>Most of my gifts range from $20 to $50 and are more than enough to get the job done and build your business. </strong></p>

			<content:encoded><![CDATA[<p>A couple of weeks ago, we talked about how nothing can stop you from making a great living as a Realtor except you because YOU can make the marketing calls every day. As long as you make outbound calls every day, you will always have business coming in.</p>
<p>So this leads one to the next obvious question, “What is stopping you from making the calls?” Is it a legitimate excuse? Most brokers can make 5 or 10 outbound calls in one hour and in most cases, that is more outbound, aggressive calls then most Realtors make in a week. So why can you not block off one hour to make all your calls? What stops you from making one hour of calls a day? If that is all you need to do to succeed, why aren’t you doing it?</p>
<p>Well, over the years I have made a couple of observations. First, most people don’t block off an hour to make outbound calls. They have a white pad with a hit list of who they have to follow up with and they try to get to those calls during the day. The problem is, because it is not scheduled in, those calls take a back seat to the urgent crises, or supposed crises, that interfere in your day. The call from the frantic client, the call from the underwriter and soon you are off running around doing something “critical” and the calls, which are actually the most critical, get bumped to another day. Listen, what happens when you are with a live client writing up a contract? Do critical calls come in? Sure, but you don’t pick up. You are focused on the client at hand and you know what? After that deal is signed, you can pick up and attend to that crisis. YOU CAN DO THE SAME THING WITH YOUR MARKETING CALLS!</p>
<p>Don’t pick up in bound calls, if you have an assistant or a receptionist-tell her you are in an important meeting and then nail your hour of phone calls. Call everyone you need to during that hour. Then, after you have achieved the most important thing-marketing, you can go back and pick up your “urgent” work mode again. I never make random outbound calls, I always block my calls into a time block. I tell my receptionist I am on call block and she knows what that means-no calls come in no matter how urgent. I am marketing-and that is where the money is. Try this technique and you too, can start making more calls, and more income.</p>

			<content:encoded><![CDATA[<p>Data is coming out right now that home prices have begun to slide again. Buyers are getting nervous again. I am starting to get people at work ask me my opinion on the economy in a nervous fashion again. Fear has crept back in. Your response to such questions can make this year a great year REGARDLESS of a double dip.</p>
<p>It comes down to this….either you influence everyone around you positively or you allow their negativity to influence you. You know that they say there are people that are “glass half-full” people and there are people that are “glass half-empty”. Funny thing is, they are BOTH RIGHT. The glass is BOTH half full AND half empty. Your outlook is what you choose….</p>
<p>The question is not whether the half empty or half full person is correct. Not whether the market is getting better or getting worse. The question is how will you look at the situation and respond. The only response that gives you a chance is the positive response. Clinging to doom and gloom has NO upside. Opportunities are only seen and seized by people who look around with an opportunistic mindset. You can NOT allow your clients, family and friends, other Realtors, etc. to stay focused on the negative. If you are going to make it through this time, you MUST keep everyone focused on the positive, focused on solutions. Honestly, I would be sharing with people this amazing truth:</p>
<p>Home prices are down, and a lot of big players, the big money, is buying up real estate. Rates have begun to go up, so they need to hurry before the rates go up too much. With low rates AND low home prices, this could possibly be the best buying opportunity in a decade! YOU MUST SELL THAT to get people off the fence. No one hits the absolute bottom, and you won’t know it is a bottom until AFTER it has begun to go back up. At that point, the best bargains are gone. So now is the time.</p>
<p>Another angle to sell is this-you can FINALLY afford the home of your dreams. First time homebuyers are 39% of the market. Why do people buy homes? Why not rent? Why do people always want to push their ratios and buy more than they can afford? Have you ever wondered that? The reason is that they want to have a similar home to what they remember from growing up. They don’t remember the first house their parents bought-they remember the move up house. So first time home buyers are wanting the quality of a move up house but at a first time home buyer price. For years, the only way they could get what they want was with a “risky” low interest start rate loan. But today, with fixed rates still low, and home prices off huge, they can finally AFFORD the dream home. You MUST sell that. If not, they will sell you that they need to keep waiting another year because they think the bottom has not hit yet. They will miss the bottom, miss the low rates, miss it all. Oh yes, when the economy picks up again, rates will shoot up and when it does, they will forever regret not jumping right now.</p>
<p>So it comes to this-are you going to sell them on all the benefits of moving now or are they going to sell you that they need to keep waiting? If you win, they win. If you lose, they lose. The best bet for everyone is for you to win the sale. No doubt, the market is down. No doubt, the economy is tough. Those are facts. But we, and this includes all your clients, get to choose our response. We can either take advantage of this incredible opportunity and snag awesome deals with great rates, or we can sit and be a “victim” and miss the great buying opportunity of this decade. The combination of prices, desperate sellers, and rates have not been this good in a long time, if ever. NOW is the time to strike</p>
